Here are some things we might find on an inspection:

Crawlspace wiring at entrance

Cut floor joists

Loose flue vent pipe for furnace and hot water heater.

Tub leak causing subfloor damage

Luckily the bird was not at home.

All of these items were found in either a crawl space or attic, an uncommon area without a home inspection.  Most of these deficiencies were not visible from the entryway, they require full access and inspection of the crawlspace and attic, which is a standard part of our inspection.
