Pre-Listing

Commercial inspection associates are able to supply pre-listing reports to enable its clients to set a realistic market price for  soon to be listed properties.

These reports outline areas of concern that may either be addressed by the seller or disclosed to potential purchasers reducing the negotiating process and speeding up the closing process.

Pre-Purchase

The acquisition of commercial property is a significant investment and entails significant risks. In addition, there are usually time and/or distance considerations that increase the risks.

As part of a due diligence process, Commercial Inspection Associates  provides a complete survey of existing property conditions, a complete inventory of systems and installed equipment, and projected remediation or maintenance costs. Our inspections can significantly reduce unknown factors and make a successful transaction. It simply makes sense.

Pre-Lease/Post-Lease 

A inspection at beginning and end of lease agreements can serve both parties by documenting conditions and comparing levels of deterioration or maintenance. 

We provide an independent technical analysis for costing purposes.

New Construction Audits

Inspections for new construction is probably more critical than for existing buildings. Our specialist compare as-builts against the technical specifications.

Very often, what is built will differ from what was specified. An inspection will often uncover deficiencies due to omissions, improper installation, or substandard materials.

A purchaser may not be aware of those deficiencies until a much later date - and at significant cost for remediation.

Long Term Planning and Reserve Fund Audits

Groups who are responsible for long-term maintenance of buildings, especially condo associations, require expert inspections to determine projected costs over a period of time. We can help determine amount of reserve funding required with estimated projections over a period of time.

Independent Assessment of Specific Building Problems

Often, we perform limited scope inspections covering one aspect of a building. This usually happens when a specific problem arises and there are conflicting assessments of the issue and remedy - usually from different or competing contractors. Our experience allows us to provide an independent assessment of the problem and solution, providing an objective method to determine the best or most cost-effective way to remedy a problem.

Renovation or expansion is frequently a significant capital investment. A complete and accurate evaluation of existing conditions is necessary in order to make sound decisions. 

Construction Inspection associates provides an inspection report before the design process to make sure all parties, including designers, contractors and owners, have a common, reliable basis to make projections and decisions.

Indoor Air Quality (IAQ) Evaluations

We are one of very few consulting groups who are equiped to help evaluate indoor air quality issues. Many of our specialists are specifically trained in Microbiology and assessment.

We are able to offer Air sampling and other IAQ assessment techniques to our clients.
